Apartments & Roommates in Munich
Munich is the most expensive city in Germany for a room in a WG (Wohngemeinschaft, a shared flat): the median is about €850 a month warm, with bills included (Moses Mendelssohn Institut and WG-Gesucht, winter semester 2026/27). Rooms are few and go fast, and the flatmates choose who moves in, usually after a short interview called a WG-Casting. What surprises newcomers is how early you need to start, and that you must register your address (Anmeldung) within 14 days.
Munich at a glance
- Typical WG room rent: Median about €850 warm (MMI / WG-Gesucht, winter semester 2026/27)
- Deposit (Kaution): Legally at most 3 months of net cold rent (BGB § 551)
- Registration (Anmeldung): Within 14 days of moving in, with a Wohnungsgeberbestätigung from the landlord
- Where people search: WG-Gesucht, Facebook groups, Kleinanzeigen, Studierendenwerk dorms, HousingAnywhere
- Busiest season: September and October: winter semester start, with Oktoberfest at the same time
How to find a roommate in Munich
WG-Gesucht is the main site, and in Munich a good room gets a flood of messages within hours. Set alerts, answer within the first hour, and write a short personal message: who you are, what you study or work on, how long you want to stay, and why this flat fits you. A few lines in German help a lot, even if you say you are still learning.
If they reply, you get invited to a WG-Casting: a short visit, often with several candidates on the same evening. The flatmates pick the person they want to live with, not the first to arrive. Ask about cleaning, guests, bills and how long the others plan to stay.
- Start early: for October, many people start looking in July or August.
- Zwischenmiete is a temporary sublet. Common in Munich over the semester break and a good first base, but ask if you can register there.
- Unbefristet means an open-ended room. Rare and contested, so keep applying while you sit in a Zwischenmiete.
- Students should also apply for a Studierendenwerk dorm room as early as possible. Waiting times are long.
- Facebook groups, Kleinanzeigen and HousingAnywhere (furnished rooms bookable from abroad, usually more expensive) are the other channels. You can also post a room or roommate profile on Roomly.
What renting a room in Munich costs
WG rooms are quoted warm (Warmmiete): rent plus Nebenkosten (heating, water, building costs), and in a WG usually electricity and internet too. Kaltmiete (cold rent) is the rent alone. The Moses Mendelssohn Institut and WG-Gesucht put the Munich median at about €850 warm for winter semester 2026/27, the highest of the cities in their study. The MLP Studentenwohnreport 2026 (IW Köln) also ranks Munich first, at about €880 warm for a model student apartment.
- Ask what the warm rent covers: heating, electricity, internet, cleaning supplies.
- Rundfunkbeitrag (public broadcasting fee): €18.36 a month per flat, not per person. In a WG one person is registered and the others usually chip in.
- Kaution (deposit): legally at most three months of net cold rent. In a WG it is often paid to the main tenant, so get a written receipt.
- Furnished rooms and short sublets cost more. An Ablöse (payment for furniture left by the last tenant) is common; agree on it in writing.
Rules and paperwork
This is general practice, not legal advice. Check the official pages linked below before you sign.
- Anmeldung: register within 14 days of moving in, online for a main residence or at a Bürgerbüro. You need a Wohnungsgeberbestätigung, a form signed by whoever provides the flat, and an ID document.
- Without Anmeldung it is hard to get a tax ID, open some bank accounts or sign a phone contract, so ask about it before you take a room.
- Untermieterlaubnis: a main tenant who sublets a room generally needs the landlord's permission (BGB § 553 covers when a tenant can ask for it). Without it, you can lose the room.
- Schufa is a German credit report. WGs rarely ask for it, but landlords of a whole flat usually do.
- Mietpreisbremse: Munich is covered by Bavaria's rent cap regulation. For a new contract, the rent may generally be at most 10% above the local comparison rent (ortsübliche Vergleichsmiete), with exceptions such as new buildings.
Scams and red flags
Because rooms are so scarce, Munich searchers, especially from abroad, are an easy target for fake offers on WG-Gesucht, Facebook and Kleinanzeigen.
- The landlord is abroad and cannot show the room, but will send the keys by post or DHL after you pay.
- They ask you to pay the deposit through "Airbnb", an escrow service or a link they send. Real Airbnb payments never happen outside the Airbnb app.
- They ask for a passport copy or bank details before you have seen anything.
- A central room far below Munich prices, or a nice room offered without any visit.
- An expensive sublet without Anmeldung, often furnished and rented for the semester start or Oktoberfest.
- How to check: see the room in person or on a live video call where you choose what to look at, meet a flatmate, search the photos with a reverse image search, and pay only after you sign and get the keys.

Questions about renting in Munich
How much is a WG room in Munich?
The median asking rent is about €850 a month warm, usually including bills and internet (Moses Mendelssohn Institut and WG-Gesucht, winter semester 2026/27). That is the highest of any German university city in the study.
Can I do Anmeldung for a sublet in Munich?
Yes, if the person who provides the room signs a Wohnungsgeberbestätigung for you. Many short or unofficial sublets refuse, so ask before you agree to take the room.
How do I find a room in Munich without speaking German?
Many WGs with international students speak English, and expat Facebook groups and HousingAnywhere work in English. A few lines of German in your first WG-Gesucht message still get more replies.
When is the best time to look for a room in Munich?
September and October are the hardest, when the winter semester starts and Oktoberfest fills short-term rooms. Start two to three months before you move, and apply for a Studierendenwerk dorm as early as you can if you are a student.
Is Roomly free?
Yes. Searching for apartments and roommates and posting a listing on Roomly are free.
