Apartments & Roommates in London
A room in a London flatshare costs about £930 a month on average with bills: around £1,000 in inner London and £800 in outer London (SpareRoom, Q3 2026). Most people find a flatmate or roommate on SpareRoom and meet the household at a viewing before anyone pays. The surprise for newcomers: many ads quote rent per week (pcw), so convert to per month before you compare.

How to find a flatmate in London
SpareRoom is where most London flatshares are advertised, both rooms in existing flats and people looking for a flatmate. OpenRent, Rightmove and Zoopla mostly list whole flats, which a group of friends can rent together. Facebook groups for an area or a community and friends of friends fill the gaps. You can also post a room or a flatmate profile on Roomly.
Good rooms go within days, and most are advertised for a move-in date a few weeks away. Start looking two to four weeks before you move, not two months ahead.
- Book several viewings in one area on the same evening and go in person. The current flatmates usually choose who moves in, so the viewing is an interview both ways.
- Ask exactly which bills are included: energy, water, broadband, council tax. Bills included rarely means all of them.
- Ask if you will be a joint tenant, have your own tenancy for the room, or be a lodger living with the landlord. Each has different rights.
- Ask who holds the deposit and which scheme protects it.
- Convert weekly rent: pcw x 52 / 12. £230 pcw is about £997 a month, not £920.
What renting a room in London costs
SpareRoom's average London room was £932 a month in Q3 2026, including bills: £1,002 in inner London and £800 in outer London. By postcode area: E £958, SE £963, N £969, NW £999, W £1,064, SW £1,065, EC £1,289, WC £1,464. The cheapest inner postcodes were E12 Manor Park (£752) and E6 East Ham (£755). The most expensive was SW7 South Kensington (£1,682).
Upfront, expect a holding deposit of up to one week's rent, a tenancy deposit of up to five weeks' rent (when the rent is under £50,000 a year) and up to one month's rent in advance. Since 1 May 2026 most new tenancies in England are rolling, with no fixed 6 or 12 month term.
- Price your commute on TfL's fare finder before you compare a zone 2 room with a cheaper one in zone 4.
- Council tax: in a house let room by room it is usually the landlord's bill and part of the rent. On a joint tenancy the tenants usually split it.
- The 25% single person discount applies only when you are the only adult counted, so in a flatshare it usually does not.
- A household where everyone is a full-time student does not pay council tax.
Rules and paperwork for London renters
England's Renters' Rights Act took effect on 1 May 2026. Most fixed-term assured shorthold tenancies became rolling assured periodic tenancies, section 21 no fault evictions ended, and tenants can leave with two months' written notice. Rent can go up at most once a year, and landlords cannot accept offers above the advertised rent. Lodgers who live with their landlord are not covered by these changes.
This is a summary, not legal advice. Check GOV.UK, Shelter or Citizens Advice for your own case.
- Tenant Fees Act: holding deposit max 1 week, tenancy deposit max 5 weeks (rent under £50,000 a year). Admin and referencing fees are not allowed.
- Deposit protection: a tenant's deposit must go into DPS, mydeposits or TDS within 30 days. Ask for the certificate.
- Right to Rent: landlords in England must check every adult tenant or lodger. British and Irish citizens usually show a passport; most others give a share code from GOV.UK.
- Lodgers can be asked to leave with reasonable notice, usually one rent period, so weekly rent can mean one week's notice.
Scams and red flags in London
The classic London scam: a room priced well below the area, a landlord who is abroad, and a request to pay a deposit or send money to prove you can afford it before you see the room or get keys. Another version is a video call viewing of a flat the scammer does not control.
- Never pay anything before an in-person viewing with someone who can open the door.
- A Right to Rent check never costs you money. Do not send a passport scan together with a payment.
- Pay only after you sign, to a named UK bank account, never through money transfer services or crypto.
- Reverse image search the photos and check the street on Google Street View.
- If you were scammed, call your bank at once and report it to Action Fraud.
